More growth and development underway on Business 17 in Murrells Inlet, SC. Land is being cleared for a new mixed use development called Murrells Inlet Village. Sinage on the property states commercial parcels from $189,000 and residential parcels from $89,000. This is more evidence that the economic recovery in the coastal areas of Pawleys Island is beginning. More details as they become available. Keller Williams Realty International last week introduced DotLoop.com. This is the latest in paperless technology for the Real Estate trade.

DotLoop incorporates, locally, all the South Carolina Real Estate forms into an email format with electronic signatures and is fully compliant with South Carolina Real Estate law.

For less tech savvy consumers, the DotLoop system also offers users the option of fax or pdf formats in addition to the paperless forms.

The Economy, Retail Sales, Customer Service

Yesterday, on the busiest retail week before Christmas, against my better judgment, I went to a bookstore in Myrtle Beach, to use a gift card my daughter gave me for my birthday. The many sales associates were very attentive and the store was moderately busy. After browsing for about 45 minutes, I found a book that all of my family would enjoy. (2008 Edition of Cook's Country Recipes) I stopped at the Customer Service Desk (in this case, "No Customer Service Desk") and asked if I could pay for my book. I was told that I must go the the front or rear of the bookstore in order to checkout.

Needless to say, there was only one person at the front checkout and one at the back of the store. Th...

Lunar Eclipse Pawleys Island

I set my alarm for 1:45 am on December 21, 2010 to get a glimpse of the rare occurrence of a lunar eclipse that hasn't happened on the winter solstice since the 1600's. I saw the beginning of the eclipse at 1:45 and about the left third of the moon was covered by earth's shadow. I set my alarm again for 3:30 am and unfortunately, the moon had disappeared due to cloud cover. I'm glad I saw what I could. Lunar Eclipse Time Lapse Video

What's a Short Sale?

I've been asked numerous times to explain the term Distressed Property. One definition includes the status known as Foreclosure. Another category includes a status referred to as Short Sale,  meaning the property owner has experienced financial hardship and can no longer fulfill the monthly mortgage obligation. Additionally, the value of the property is less than the mortgage balance. In other words, the owner is "upside down." Once the owner proves hardship to their Lender, the Lender may or may not choose to approve the Short Sale process rather than Foreclose on the property. Myrtle Beach Real Estate Market Not On Distressed List

Private Mortgage Insurance Companies have removed Myrtle Beach from their Distressed Property Area List. What does that mean for the consumer who needs financing to purchase property? You can now purchase your primary residence with conventional financing for as little as 3% down payment and 10% down on a second home. This currently applies to only Horry County. Naturally, some conditions do apply depending on creditworthiness. Will you still pay PMI (private mortgage insurance) with less than 20% down? Yes.

New Business Coming To Pawleys Island

The local Pawleys Island community is buzzing over a new business slated to open in 2011. Rumor has it that Fresh Market will open next to the Holiday Inn Express in Pawleys Island, SC. Heating and Air Conditioning

As a Realtor in Pawleys Island, South Carolina, I often hear negative stories from homeowners about poor workmanship and costly home repairs. I am also a consumer and wish to commend Chilly-Pepper Cooling and Heating for being fair and honest with me. I have 2 large walk-in closets in my Master Bedroom that are always cold. During our extreme winter at the coast, I noticed these closets were even colder. Each closet has two air registers with warm air blowing through them.
